Q: How does your home buying program work?
A: We do not have a "one size fits all" program. We will need to discuss your situation with you and analyze your property in order to help decide what type of offer will best suit your individual needs. With our experience, strong financial backing, and "team" of experts, we can quickly assess things and do our best to help out your situation. Your situation is unique and must be dealt with uniquely. After speaking with you and seeing your property, we will give you a couple of solutions that work and let you make the decision.
Q: How much do you charge?
A: We do not charge fees or commissions. There will be no out-of-pocket cost to you whatsoever.
Q: What if I don't have any equity in my house?
A: Not a problem! We have solutions to match just about any situation.
Q: Are you a realtor just trying to list my house?
A: Although I am a licensed Real
Estate Agent and a Loan Officer, I do not want to
list your house. I WANT TO BUY IT! The licensing
is necessary to ensure that I keep up to date with
all of the local and state laws and regulations.
Q: Are your consultations private?
A: Our meetings with you are private and professional.
Q: If I fill out your form, am I obligated to use your services?
A: Absolutely not. Filling out the form only gives us a snapshot of your situation and allows us to determine what other information we will need to come up with the best and quickest solution for you.
Q: I've heard investors won't give you a fair price. Is that true?
A: No. The truth is, we are in this business to make a profit, but we do that by creating win-win situations. If we were out to "steal" people's houses, we would not buy many homes. Our solutions are not right for everyone, but if your house is vacant, torn up by tenants, or needs to be sold quickly due to financial distress, we are certainly a viable option.
If you want an all-cash sale, we will probably need to get a discount on your property, but if you can agree to be a little bit patient for your money, we can often agree on your full asking price! Generally, we try to buy houses at reasonable prices and we make our money by adding value to the home . This value might come from fix-up and repairs, attractive financing, or simply appreciation of the property over time.
We won't know if we can buy your property until you take a look at it, but if you would like one or more reasonable offers this week, it doesn't hurt to give us a call. When you call us, there is no obligation, commission or fees.
Q: Where do you buy properties?
A: We specifically purchase property
in San Diego county.
Q: What price range do you purchase properties in?
A: We purchase properties in all price ranges. There is no price to low or to high.
Q: Do you buy houses if they are run-down?
A: We buy extremely run down properties and very pretty properties alike.
Q: Do you only buy single family houses?
A: No. Although we specialize in single family homes, duplexes and apartment buildings we do purchase commercial buildings, land and several other types of real estate.

Q: I drove by
a run down property today and it looks like there
is no one living there. Is this something you would
like to know?
A: Absolutely! If you refer us a vacant or run down
property and we end up buying it, we will give you
a referral fee of at least $500 but possibly much
more. Please call or email us with the property address,
and whenever possible a contact person and phone
number. No houses with Realtor signs please.
Q: I know someone who is having problems making
their payments or who might need your help. Can I
refer them to you?
A: Absolutely! If you know of someone who might
be experiencing financial difficulties or house payment
challenges, please give them another option to consider.
We will also give you at least a $500 referral fee
if we are able to buy their home.
